Frequently asked questions

Answers to common questions about LandlordHub, property management, compliance, free tools and landlord services in England.

Which compliance checks does LandlordHub track?

Gas safety certificates, EPCs, electrical installation condition reports (EICR), landlord insurance, deposit protection scheme registration and PRS Database registration. Each is tracked per property with automatic email reminders as renewal dates approach.

Are LandlordHub's calculators and tools really free?

Yes. The rental yield, buy-to-let tax, Stamp Duty Land Tax, rent affordability and deposit calculators are free to use for anyone, with no sign up required.

Does LandlordHub offer tenant referencing and credit checks?

Yes. Landlords can run a full tenant referencing and credit check from within their dashboard before offering a tenancy, with results returned securely to the landlord portal.

What is the Private Rented Sector (PRS) Database?

The PRS Database is a new mandatory registration system for relevant private landlords and their properties in England. LandlordHub includes PRS Database registration in property-level compliance tracking and provides links to the latest official guidance. The government's Register your rental property service opens on 15 December 2026, starting in the West Midlands. The published annual fee is £65 per property and the government says landlords actively letting in England should be registered by 14 November 2027. Read our full PRS Database guide →

Can LandlordHub help me prepare for PRS Database registration?

Yes. LandlordHub can keep registration status alongside other property compliance records, so you can organise the information and supporting documents you may need. It does not register you with the government or replace the official registration service.

Can I check local council licensing rules for a property?

Yes. The free local council checker lets you enter a property's postcode to see whether it falls under selective licensing, HMO licensing or an Article 4 direction in that council area.

Can tenants see everything a landlord sees?

No. Tenants only ever see their own tenancy — their tenancy details, documents, certificates and maintenance requests. Landlords see the full portfolio view, plus every tenant's data across their properties.

Is LandlordHub designed for England?

Yes. LandlordHub is currently designed around private residential property in England, with England-focused compliance guidance, tools and tenancy workflows.

Does LandlordHub replace legal or tax advice?

No. LandlordHub is a property management and information platform. Its tools and guidance are designed to help you organise information and understand requirements, but they do not replace professional legal, tax or other specialist advice.

Can letting agencies use LandlordHub?

Yes. LandlordHub Agency is being built for letting agencies that manage properties, landlords and tenants, with agency workflows and team functionality. See the dedicated LandlordHub Agency page for more information.
